  • What is the Park Space Rent and Length of the Lease?
    The length of the lease is for five years at $485 monthly.

  • What happens thereafter?
    The lease offers renewal annually, capped by the Consumer Price Index, per San Luis Obispo County ordinance, Generally 2 to 4 %.

  • Prices and what’s included
    Starting at $365k, featuring each personalized home fully appointed, including all kitchen appliances; engineered flooring, window treatments, tankless water heater, 30 year fiberglass dimensional shingle roofing; plus homes are individually metered; city sewer.

  • Foundation and Insulation?
    In accordance with H.U.D. manufactured home requirements, pad and pier foundation atop compacted Class 2 base, soils and lab tested for compaction. Insulation R-30 attic, R19 walls, R-22 sub-floor.
  • Are there Castle Cottages Park Rules and Regulations?
    Yes, there are Rules and Regulations to allow a community sensibility.

  • Are Pets allowed?
    Yes, Pets Rules allow pets, generally two, with a 42” containment fenced space. Extraordinary circumstance exceptions may apply.

  • What are the Manufactured Homes Property Taxes?
    Taxes are based solely on value of the home, not on the leased land. Per Section 5803 (b) of the California Tax Code administered through the SLO County Tax Assessor’s Office.
